Can I get a DSCR loan in Nashville?

Yes: 1–4 unit rentals across Davidson County and the metro: East Nashville, Germantown, Wedgewood-Houston, Donelson, Antioch, plus Williamson and Rutherford counties. The loan qualifies on the property's rent against its full payment; the mechanics are in the Tennessee DSCR guide. What rent do I need to qualify for a DSCR loan in Nashville?

Enough to cover the full monthly payment at a 1.0 ratio. At Nashville levels (a ~$475K median and a ~$2,395 median house rent, 2026 figures), the ratio is tighter than in Memphis, so submarket and price discipline matter. The Nashville permit trap: an LLC deed can kill your STR permit

Here is the collision no other lender page covers, and it is a three-body problem. You buy a permitted Nashville Airbnb, then decide to deed it into an LLC for liability separation. On the loan side, Fannie Mae's Servicing Guide D1-4.1-02 treats that transfer to a borrower-controlled LLC as an exempt transaction, so the due-on-sale clause is not triggered: the loan survives. On the permit side, a Nashville non-owner-occupied permit is non-transferable, and an ownership change, including a person-to-LLC conversion, cancels it: the permit dies.
