Three lanes, in order of underwriting strength:
- Operating property with 12 months of platform history: trailing Airbnb or VRBO statements support the ratio directly. The cleanest file, and the reason an established, permitted STR earns a premium at purchase.
- No history, long-term-rent fallback: the appraiser's Form 1007 market rent qualifies the loan as if it were a long-term rental. If the deal pencils on that rent, the STR upside is margin, not a lending assumption. This is the structure we recommend most often.
- No history, STR projection: some programs accept a market-data projection with a haircut, commonly 20–25% off the projected revenue. More down and more reserves usually ride along.

Can I finance an Airbnb or cabin with a DSCR loan?
Yes, statewide, from a Nashville condo to a Gatlinburg cabin. The property qualifies on the rent-to-payment ratio using one of the three lanes above, and title can vest in your LLC at closing. Nashville permits are district-limited and non-transferable, Memphis requires a citywide permit but bans nothing by zone, and the Sevier corridor is friendly but classifies investor cabins commercial for tax. On any deal where the permit path is uncertain, we structure the loan to pencil on long-term rent so the purchase survives a regulatory surprise. The mid-term lane: 30 nights and up

A tenant who stays 30 or more continuous days becomes exempt from Tennessee sales tax and the nightly lodging fee, and most city STR ordinances define short-term as roughly 30 days or less, so a 30-plus-night furnished rental sits outside them. Nashville's traveling healthcare workers, relocating tech hires, and film crews book exactly that length. A furnished mid-term unit can earn above the long-term comp without an STR permit at all.
